In September and November 2009 we sold both 10 Galante Circle and 15 Galante Circle, Penfield, for over $300,000 at 1% commission with the combination program -no buyer's agent. In the spring of 2010 we sold 117 Galante Circle. Here the seller paid 1% to our agent and 1% to the buyer's agent. In late June 2010 we sold 68 Galante Circle for $266,000, again the seller paid our agent 1% and 1% to the buyers agent. Flat Fee MLS would have resulted in paying 3% to the buyer's agent IF, and we say if, there would have even been a buyer. We reduced it to 1% by negotiating the buyer's agents fee! Millions of dollars in real estate has been sold in 2009 for either no commission with America's Choice without the MLS or for 1% when using the combined program, where you are getting exposure on both America's Choice and on the MLS, or with a buyer's agent getting 1/2 percent, 1% depending on the offer.
